ABOUT
Nipomo is an interesting town, unincorporated with a collection of homes that range from historical to newer master planned communities of million dollar plus homes with the best weather in the country.
HISTORY
Nipomo has a long history with the Chumash people who lived in the area for over 9,000 years. Nipomo means foot of the hill translated from the Indian word Nepomah. The town was founded by William Dana who acquired Nipomo through a land grant in 1837 and built the Dana Adobe completed in 1839. Primarily raising cattle until the gold rush and Nipomo became a trading town of imports from around the world
GEOGRAPHY
Nipomo is mainly a flat community that has a base of sand from the blowing wind of millions of years developing 100 plus feet of sand that the majority of the town is sitting on.
CLIMATE
The climate in Nipomo can be and is often referred to as the Jeopardy question: What city has the most ambient temperature in the US. Nipomo like other cities have micro-climates and the further east you go the warmer it gets
DEMOGRAPHICS
Nipomo is a fairly flat town, at the western edge there are drop offs from the dunes that have formed for millions of years that provide for spectacular ocean and farm views.
ECONOMY
Nipomo has a smaller commercial district primarily off the Teft exit of the 101 freeway on both the east and west sides of the freeway. The east side is the older portion of town and the west side has had a vast improvement of newer development over the past decade or two. Besides the smaller local shops agriculture is a large contributor.
CULTURE/LIFESTYLE
Nipomo lifestyle varies as much as the housing does, where you have smaller older very affordable homes to larger parcels with varying degree of smaller homes to larger estates and master planned communities that are like a vacation resort.
THINGS TO DO
Nipomo has some events but is in the middle between the 5 cities and Santa Maria so a few miles away either north or south you will have plenty of things to keep you busy.
EVENTS
Nipomo is not a tourist destination so the events are limited throughout the year but being located about halfway between the 5 cities and Santa Maria you will always have something to do within a few minutes’ drive.
REAL ESTATE
Nipomo offers a full spectrum of residential real estate from affordable housing, smaller, older homes on smaller lots to multi-million dollar estates, vineyards and wineries with very large parcels to master planned communities and golf communities ranging from $400,000 to $6,000,000.
SERVICES
Nipomo services range, many of the larger parcels have wells and septic and only require electric, propane and trash, which are private companies that supply these services. On the other properties they are supplied water by the Nipomo Community Services District which supplies water and sewer services.
LANDMARKS
Nipomo has a couple landmarks and cool places to visit, the Dana Adobe, the Luffa farm, Oso Flaco Lake, the Mayors place, huge swap meet and let’s not forget about the Santa Maria Raceway.
