ABOUT
Atascadero is the second largest city in north county with a varying and vast history and offerings to visitors and residents alike. There are several areas and communities that offer small close-knit neighbors to larger parcels some flat and others with rolling hills.
HISTORY
Atascadero is filled with a vast history, being founded in 1913 and was incorporated in 1979. Originally home to the Chumash and Salinan native Americans and quickly became a farming and agricultural town. The city has grown and has several historical buildings like the Carlton Hotel. The founder Edward Lewis had a vision of 30,000 residents in 1914, which it has now.
GEOGRAPHY
Atascadero offers both flat and rolling hills from small to large lots with in city and rural communities. The commercial district is primarily on El Camino Real but there are other smaller areas like by Atascadero Lake.
CLIMATE
Atascadero being in north county offers warmer summers and cooler winters. July and August have many days with 90-100 degree weather and winter months in the low 60’s and down in the 30’s at night. The climate is very similar to the climate in Los Angeles.
DEMOGRAPHICS
With a population of approximately 30,000 and almost 12,000 households, Atascadero is a fairly large city for our area just smaller that Paso Robles. Atascadero has access to the 101-freeway leading north and south with the 41 running east and west allows easy access in any direction.
ECONOMY
Atascadero has a few larger retail centers or Big Box locations, some include Home Depot, Grocery stores, Smart & Final, Walgreens, Dollar Tree to name a few. Atascadero State Hospital is a large employer for the city and county, it is a state run psychiatric hospital.
CULTURE/LIFESTYLE
Atascadero offers a wide variety from low-income housing to multi-million dollar estates, multi-unit buildings to large rural estates and several types of communities, lifestyles and micro-climates.
THINGS TO DO
Atascadero offers a farmers market at 3pm on Wednesdays in the sunken gardens park, winter wonderland, tamale festival, Charles Paddock Zoo, Veterans Memorial park, Atascadero Lake, Summer concert series, Movie night, Cruise night, Wine tasting, hiking, biking to name a few.

Atascadero has a moderate amount of commercial and residential income properties for investment plus historical and residential properties that range as low as $300,000 to $1,500,000 range.
SERVICES
Atascadero is an incorporated city so they have their own government, police and fire departments, they offer sewer services, Atascadero mutual water company and divisions for planning and building for your permit process.
LANDMARKS
Atascadero City Hall building dates back to 1918, Atascadero lake, Charles Paddock Zoo and the Veterans Memorial Park are all major landmarks.
