Tenant Placement vs. Property Management
Tenant Placement is where you hire us to find the tenant, screen them, contract them and turn them over to you. What is involved in this process? We do the photographs, marketing, showings, interviews, credit report, eviction history, and background check. If the owners request it we can also get a paid income verification.
How do you get paid on something like this?
We receive compensation once the unit is rented and keys are turned over. The amount of compensation is 100% negotiable. We generally will do a portion of the monthly rent or a percentage on the months that are rented. Again this is fully negotiable.
Property Management:
Property Management generally entails that we will be taking care of the property for a specified amount of time including, placing a tenant if not occupied, collecting rents, managing the maintenance of the property, distribution of funds to all parties monthly.
How are you paid for Property Management?
We work on a percentage of the rent collected, when there is a new tenant we charge a small “Onboarding Fee” and that is it, no junk fees.
