COMMUNICATION

We feel that communication is key with you as the owner, when we bring you onboard as a client one of the questions is your preferred communication style and frequency.  We then design this into our schedule as a regular call, text, email or a combination of any or all.  We do the same with each tenant and we generally speak or visit with them each quarter.

INCOME and EXPENSES
Immediate disbursement of income, generally by the 6th of each month.
Expenses to vendors paid within the 30 day billing cycle.

REPAIRS and MAINTENANCE

We work with each individual owner how they want, we have a crew that can and will provide a great value for better rates than contractors and there is never an added fee for us to provide this service or the owner can use a vendor of their choice that we will coordinate and cooperate with to facilitate the repair.

We give input, direction and advice on preventative maintenance to keep your property at its highest level of value in case the need to sell or refinance.

KNOWLEDGE and EXPERIENCE

Knowing the various forms, disclosures and how to properly implement them.
Understanding laws such as ESA Emotional Support Animals, K9’s and pets is extremely critical in knowing what to do and when about circumstances that arise from tenants that want to push the boundaries.

Our residential leases are between 83 and 86 pages depending on the location of your property.  There are many disclosures, disclaimers and mandatory forms that are required when renting a residential (1-4 units) property.

Understanding the contract, being able to explain it and physically going over each lease with each tenant, taking the time to make sure they know what is in it and that they understand what they are signing.

Having very clear and concise House Rules, our House Rules are two pages.  30 items and the House Rules is incorporated into our Resident Handbook that explains just about any and every scenario that may arise and the solution is inside.

Remembering that the signing of the lease is like learning by firehose and monitoring tenants and taking the time to communicate and explain even after the fact nicely and professionally.
