There are a multitude of reasons why a property does not sell. Generally they are small corrections in the presentation, the marketing, the advertising and the agents abilities which we will go over in this multipart information piece.
Number Three Reason: The Photos
I still can’t understand why an agent will get hired to represent a clients property of any value and they walk around with their cell phone, take pictures and put them in the MLS this way. On an average we spend a minimum of $1500 getting the pre-marketing portion with photos done by a professional photographer that takes 8 or 10 photos of every room and does their magic so that by combining them you get a perfectly crisp interior shot and a clear view looking outside the windows. You will also have photographs with the least amount of shadows due to the lighting they use.
Why are photos so important? Over 92% of all buyers will find your property on the internet before the agent does and even if the agent does find it, what is the first thing they do? Send a link via an email so that you can preview it online before visiting the property. So virtually every buyer will see the pictures, good bad or indifferent that are online.
We also do video tours, virtual showings, floor plans, etc. so that the buyer has all the tools that they need to want to go visit your property and potentially write an offer to buy it! So we look at the photos, marketing and question what was done and what should be done. Like did they use professional photographers? videographers? Did they use drone still and video footage? How clear were the photos aligned online to make sense and draw a potential client into the ether to want to write an offer or go see your property.
These are just a few of the questions we will discuss and go through on our interview to determine what was done and how we can correct the issues that will cause the property to sell for the the most amount of money!
