Here at Realty Professionals many times we are called in to sell properties that have been listed and marketed by others that just for some reason or another did not sell also known as an expired listing. There are a multitude of reasons why a property does not sell. Generally they are small corrections in the presentation, the marketing, the advertising and the agents abilities which we will go over in this multipart information piece.
Number Six Reason: Skills
Unfortunately in the real estate career field no two agents are trained alike. We don’t have a real estate university that teaches the basics, so where the majority of agents fall short is in skills, systems and knowledge. After over 30 years in the business we have honed our skills through thousands of hours of training and real world experience, we have developed systems and work with our coach and a network of agents worldwide to continually enhance or systems to streamline the process and our most valuable asset, experience over three decades of serving great people like you.
There is no replacement for ones skills in their specific trade. In real estate the skills and knowledge an experienced agent is by far one of the greatest tools in their arsenal. There are skills that are taught in theory and there are skills that are learned and practiced on a daily basis. We spend between $30,000 and 50,000 a year in coaching and training so that we can deliver to you the best possible skills and service in the industry.
What types of skills are we learning? Just about everything from basic and advanced communication, marketing, sales, industry and non-industry related training. We also do a lot of volunteer work in real estate and in the community that requires us to attend mandatory and optional training. For example one of the committees Kevin Jones is a part of is the Professional Standards Committee and they hold meetings and hearing for real estate agents that have accused of doing something wrong. This in itself requires leadership, standards, ethics and several other areas of training because a hearing determines the fate of the person and punishment, if any.
Kevin Jones is also a volunteer with the San Luis Obispo Search and Rescue Team where there are hundreds of training opportunities from medical as we are all medics, to safety trainings to ourselves and those around us safe to the art of communications and negotiations. This came in handy while at a property and there was a hostage situation that Kevin Jones walked into and had to keep the offender at bay, call 911 and negotiate with him not hurt the captive female.
It is also life’s experiences that many times teach us how to act and interact with people, timing is a big part and not always what is said but how it is said is critical. The delivery is everything, so learning pauses, annunciation and voice infliction can make all the difference in the world.
It could be as simple as the previous agent may not have had good rapport with other agents, buyers or others that could have sent them referrals.
